An Easy Guide to Prepare RajUK Approval Drawing Under BC Act,2007

From the beginning of submission of RajUk approval drawing under BC act 2007 many architects are facing a lot of difficulties to prepare a correct drawing. A drawing that can fulfill the whole criteria becomes a problem for practicing architects. Here we tried to mention and explain all required features for a correct drawing. All points have been mentioned based on most commonly used plots and obviously residential building regarding our practical experience. We think it will help most of the practicing architects

Following is the Minimum requirement for RajUk approval Drawing under Building Construction Act 2007.

CALCULATION of FAR
* Make a sheet of A4 or A3 size which contains detail area summary with FAR
calculation. This sheet should be undersigned by concern Architect and landowner.

* While preparing the calculation sheet there are some exempted floor area related to Ground Coverage and Floor Area Ratio.
* FEATURES BEYOND GROUND COVERAGE

    Hanging verandahs over ground floor at roadside only.
    Width= 1.00m and Length= 30% of Road frontage of Building

* FEATURES BEYOND FAR

Parking area

Not More than 75% of Land Area.
(While doing parking at Ground floor or basement without any solid wall.)

Electrical room As per BNBC.
Driver’s waiting & toilet Not more than 5% of mandatory Parking Area
Guard room Not more than 5 sqm. (This can touch the boundary wall of roadside if its height reaches 2.5m from FGL.)
Hanging verandahs over ground floor of all side.

Road Side veranda area
=30% of Road frontage of Building

Veranda area other than Road side
=Not more than 2.5% of each floor

Lift machine room Not more than typical floor Lift & Lobby 
Stair at roof Not more than typical floor stair
Lighting & Ventilation shaft (if any) As per chart of page 7439 of Act
For exterior wall of 10” thick 6” wide outer peripheral area of 10” thick exterior wall.
Open terrace If any.
Fire escape stair If individual stair for fire exit will be provided
Community Space. If applicable.

IMPORTANT NOTE
All hanging verandas are beyond FAR.
But only roadside hanging verandas are beyond GROUND COVERAGE.
Other side hanging verandas are within GROUND COVERAGE.

SITE PLAN (SCALE: 1”=330’-0”)
* Draw Mouza map as per Land-use Clearance Certificate.

LAYOUT PLAN (SCALE=1:200)
* Layout Plan should be located at first sheet of the whole drawing set.

* In the first sheet Calculation of FAR should also be located.

* Mark site dimension of every side as per Land-use Clearance survey map. In case of Planned Housing Area dimension should follow the map attached with allotment letter.

* Size of Plot should be equal or less than the size mentioned in the land paper. Size should not be greater than size mentioned in land paper though the plot is larger in practical situation.
* Mark dimension of all setback distance.
* Mark entry & Exit location. 
* Mark Lift, Stair and Water reservoir location.
* Mark dimension of Void/Ventilation Shaft.
* Draw Inspection pit and septic tank with sewerage line.
* Mark Garbage collection Point.
* Mark 50% Green area of mandatory open space.
* If adjacent road is less than 20' then mark the affected area to wide the road.
*
Write down existing and proposed road width upon the road.
* Mark total length of personal road (If any).

GROUND FLOOR PLAN (SCALE=1:100)
* Mark site dimension of every side as per Land-use Clearance survey map. In case of Planned Housing Area dimension should follow the map attached with allotment letter.
* Mark dimension of all setback distance.
* Mark Garbage collection Point.
* Mark 50% Green area of mandatory open space.
* If adjacent road is less than 20' then mark the affected area to wide the road.
*
Write down existing and proposed road width upon the road.
* Mark total length of personal road (If any).
* Mark the dotted line of first floor.
* Draw boundary wall and gate.
* Mark entry & Exit location. 

* Draw car parking space with driveway and length-breadth dimension of each parking space.
